The acronym is simple: SHDF, or the Social Housing Decarbonisation Fund. But the impact on England’s social housing sector is anything but. Launched by the Government, this initiative is a substantial funding commitment aimed squarely at upgrading the energy performance of social housing, making homes warmer, greener, and crucially, more affordable for tenants. The goal is clear: to lift social housing properties below EPC Band C up to a higher standard, dramatically reducing carbon emissions and alleviating fuel poverty.

The landscape of social housing in England has fundamentally changed. Following the tragic death of Awaab Ishak, whose life was taken by prolonged exposure to mould in his home, the commitment to reform has now solidified into a legal requirement. Awaab's Law - officially the Hazards in Social Housing (Prescribed Requirements) (England) Regulations 2025 - came into force on October 27, 2025.
