When damp or mould turns into a dispute, the argument is rarely about whether the problem exists. It is about when it started, what caused it, and who should have acted sooner. What settles that is the record, and a record only carries weight when the person who made it was independent of the outcome.
That principle sits behind our new partnership with Prime Property Checks, the accredited independent inventory and property condition specialists.
Why Independent Records Matter More Than They Used To
Regulation is tightening across the UK. In England, Awaab’s Law reaches social housing in its next phase on 30 November 2026 and extends to the private rented sector through the Renters’ Rights Act 2025, alongside reform of the HHSRS. In Scotland, the Investigation and Commencement of Repair (Scotland) Regulations 2026 come into force on 6 October 2026, applying to private and social landlords at the same time.
The specifics vary by nation. The expectation behind them does not vary at all. Landlords and agents are being asked to show when a problem was reported, what was found when it was investigated, and how quickly things moved after that. Fixing it is no longer the whole answer.
Most portfolios are not set up to produce that.
About Prime Property Checks
Prime Property Checks delivers high-quality, independent inventory and schedule of condition, mid-tenancy and check-out reports that give a clear and impartial record of a property’s condition. As accredited members of the Association of Independent Inventory Clerks (AIIC) and ARLA Propertymark Inventories, they uphold rigorous professional standards, stay current with legislation, and produce legally compliant documentation that landlords, agents and tenants can rely on.
They use advanced reporting methods and industry-leading software, with the aim of making property management simpler, fairer and less stressful. Initial reports are delivered no later than the next working day and are open for comment by landlords, agents and tenants, so every voice in the process is heard, and everyone involved is safeguarded. A report all three parties have had sight of is a good deal harder to argue with later than one that simply lands.
Prime Property Checks is a recognised SAL supplier for 2026, as are we. Based in Linlithgow, they cover West Lothian, Edinburgh, Glasgow, Fife, Central Scotland, Dundee and Angus.
The business was founded by Joanne Banks, a leader in compliance, risk and integrity with over twenty years spent holding people and organisations to the highest of standards. From the public sector through to leadership roles within global corporate organisations, she has shaped ethical and compliance culture, managed reputation-threatening risks and protected some of the world’s biggest brands. She is known for sharp judgement, clear communication and an absolute commitment to fairness and transparency, and she founded Prime Property Checks to bring the same rigour to the property sector. Her approach is simple: high standards, zero shortcuts, and reports that stand up to scrutiny every time.
Joanne is a long-standing landlord herself, and a ResiSure user. Hence, she understands exactly what is required on the ground: the practical realities, the legal expectations, and the level of accuracy landlords, agents and tenants genuinely rely on.
Where Reports Stop and Monitoring Starts
An inventory report tells you the condition of a property on a given day, verified by an independent professional. A check-out report does the same at the other end of the tenancy. Neither is in question here.
What sits between them is usually much thinner. A scatter of emails, a few conversations nobody wrote down, and photographs taken by whoever noticed first, undated and taken by someone with a position to defend. That stretch is where damp and mould develop, where a slow leak works away unnoticed, and where a tenant’s early concern either gets acted on or gets lost. It is also the stretch that disrepair claims argue about.
Resi-IQ covers it. Temperature, humidity and air quality are captured continuously and timestamped independently, giving a factual account of conditions inside the property over time.
Together, the two leave no blank sections in the evidence chain. Prime Property Checks establishes condition at the fixed points, ResiSure covers the months in between, and both sit outside the tenancy, which is what makes either of them worth anything once something is contested.
For everyone involved, that changes the same thing. A concern raised in November becomes a matter of record by March, instead of a conversation nobody can quite recall.
A Shared Commitment
Speaking on the partnership, Joanne Banks, founder of Prime Property Checks, said:
“I am super excited for Prime Property Checks to embark upon a partnership with ResiSure. The synergies between our organisations are clear. We are both focused on identifying and managing risk: Prime Property Checks through accredited property condition reports, and ResiSure through technology that prompts the right questions at the right time, enabling proactive action across lettings. Together, we give agents, landlords and tenants a single, trusted route from evidence to reassurance, strengthening confidence, sharpening compliance, and raising letting standards.”
Our team at ResiSure added:
“Joanne has built Prime Property Checks on a principle we really care about, which is that a record is only worth having if it stands up when somebody challenges it. Her reports and our monitoring cover different parts of the same tenancy, and the sector is going to be asked to account for both a lot more often from here. We are delighted to be working with Joanne and the team.”
What This Means for You
